These Top Home Upgrades Will Give Your House a Bigger Price Tag
Remodeling your home can be a major drain on your time and your bank account, especially when you’re already planning to buy a new home. That’s why most experts will tell you to avoid any expensive renovations before selling your house. However, there are certain upgrades that will boost your home’s value. Committed to getting top dollar? Here are a few projects to take on before taking on the housing market according to a Keller Williams real estate agent. Important things to keep in mind before you start any renovation:-

- LEVEL LOADS ONLY – Over-loaded dumpsters (dumpsters loaded higher than the -MAXIMUM LOAD LEVEL- mark on the container will not be hauled) and a return trip fee of $100.00, plus $20 for each additional day, will be applied to the cost of the service. We will return when the items above the -MAXIMUM LOAD LEVEL- mark have been removed. It is unlawful for us to haul loads loaded higher than the side of the container.
- DENSE MATERIAL – e.g. shingles, concrete, brick, plaster, rock, sand, dirt, etc. Small amounts of dense materials are permitted, but keep in mind that they are very heavy, and your rental includes a certain amount of included disposal weight. Most dense material will max out the weight when the dumpster is less than half full.
- HOW THE RENTAL PROCESS WORKS
Step 01
You the customer will book and pay for the dumpster drop-off and pick-up using the online booking portal or phone.
Step 02
BBD will drop-off an empty dumpster on the scheduled date.
Step 03
BBD will pick-up the filled dumpster on the scheduled date
Step 04
BBD will haul the filled dumpster to the landfill or transfer station and weigh the full load, dump the trash and weigh the empty dumpster. BBD will pay your dump fees at this time.
Step 05
BBD will then bill the exact landfill dump fee and any adds/moves/changes to your credit card (on file) and email or text you a copy of the weigh ticket.

- OVER-WEIGHT DUMPSTERS – Dumpsters loaded heavier than 5 TONS may not be picked up, and a return trip fee of $100.00, plus $20 for each additional day, will be applied to the cost of the service. We will return when the items causing the dumpster to be over-weight have been removed.
- NO MACHINE ALLOWED INSIDE DUMPSTER – e.g. Bobcats, skid-steers, loaders, backhoes, forklifts, etc.
- NO HAZARDOUS MATERIAL
- NO BIOMEDICAL, RADIOACTIVE, or PCM WASTE – You will need to contact the EPA.
- NO LIQUID WASTE – All Liquids are prohibited from landfills.
- NO PAINT – Paint cans and buckets cannot be placed in the dumpster, and liquid paint cannot be poured into the dumpster. Latex paint cans and buckets are accepted if completely empty, lids off and dry. If wet paint is discovered, there will be a $25 disposal fee added per gallon.
- FREON – Big Boy Dumpsters have Environmental Freon evacuation services. The evacuation fee is $50 per unit. Refrigerators, freezers, AC windows unit are accepted. You, the customer must pay in advance and notify Big Boy Dumpsters that units are in the dumpster. Please load Freon appliances in the front of the dumpster so that they can be unloaded last. If you do not notify BBD in advance and a unit is discovered, you will be charged $100 for emergency evacuation.
- APPLIANCES – e.g. washers, dryers, stoves, microwaves, dishwashers, hot water heaters, etc. are accepted. Big Boy Dumpsters must be notified in advance of dumpster drop-off if you need appliance services.
- TIRES – Big Boy Dumpsters has access to Environmental Tire disposal. The disposal fees are: car tire/$10 each, pickup tire/$13 each, large truck tire/$20 each, bulk loads/$200 a ton. You, the customer must pay in advance and notify Big Boy Dumpsters that tires are in the dumpster. Please load tires in the front of the dumpster so that they unload last.

- NO BATTERIES – Lead acid batteries CANNOT be placed in the dumpster. They can generally be taken to any auto parts store.
- NO HOT ASH or COAL – No hot ash, coal, or any items that were once on fire and have not had ample time to fully extinguish.
- CONCRETE, BRICK, PLASTER, etc. – Only allowed in small quantities. See DENSE MATERIAL above.
- SHINGLES – Only allowed in small quantities. See DENSE MATERIAL above.
- YARD WASTE – Yard waste cannot be mixed with any trash or debris in the dumpster. Yard waste includes grass clippings, brush, tree branches/limbs, shrubs, firewood, etc. If yard waste is discovered mixed in with other trash, there will be a $150 (Landfill) disposal fee added. If Yard Waste is the ONLY item in dumpster, that is acceptable, as long as the delivery driver is made aware that it will be used solely for yard waste and notates that on the front of this agreement that it will be used for YARD WASTE ONLY. (Landfills have separate rules for Yard Waste)
- OTHER UNACCEPTABLE MATERIAL – Aerosol cans, animals, asbestos, barrels, chemical products, contaminated soil (mixed with solvents, gasoline, lead paint chips, etc.), fluorescent tubes, herbicides & pesticides, industrial waste, lubricating/hydraulic oil, medical waste, motor oil, oil filters, other flammable liquids, propane tanks, railroad ties, solvents, transmission oil, etc.
- PLEASE KEEP IN MIND THAT (by law) YOU OWN THE CONTENTS OF THE DUMPSTER UNTIL THE LANDFILL OR TRANSFER STATION ACCEPTS THE MATERIAL.
- THE BASE RATE INCLUDES SPECIFIC RENTAL TIME. Unless you’ve selected a different rental period, or you’ve taken advantage of a special offer, we will automatically schedule the PICK UP. It is your responsibility to contact us if you need the dumpster picked up or swapped out early. If you would like to extend the rental time beyond your originally SCHEDULED PICK UP DATE, please call us at least 2 days prior to that date. Each additional day is $20. We cannot guarantee an extension, even if you originally chose a shorter rental period, since there is a chance that we have already reserved the dumpster for another customer. - CHARGES FOR ADDITIONAL DAYS, OVERAGES, AND FEES, NOT INCLUDED IN THE BASE PRICE, WILL BE CHARGED TO THE CREDIT CARD ON FILE AFTER THE DUMPSTER IS PICKED UP.
- Please make sure the dumpster is ready to go, and not blocked in, on the pick up day. WE START PICKING UP AT 7 A.M. If, when we arrive to pick up the dumpster, it is unavailable, or blocked in where it cannot be picked up, you will be charged a $100.00 trip fee. Another attempt will be made the following business day. You will be charged a $100.00 trip fee for each unsuccessful attempt, plus $20 for each additional day.
- PLEASE REMEMBER NOT TO BLOCK THE DUMPSTER IN ON THE PICK UP DAY.
- We will happily place the dumpster wherever you ask us to, as long as we deem it safe. You are responsible for all permits (if required) and any fine resulting from the lack of obtaining them.
- We promise to treat your property the way we would want ours to be treated and do our best not to damage any property. That being said, dumpster trucks are heavy, dumpsters are heavy, and what you put in the dumpster will more than likely be heavy, so please understand that even though we take precautions not to cause damage while delivering and picking up a dumpster, there is no way to guarantee that no damage will occur. Big Boy Dumpsters LLC assumes NO LIABILITY for property damage.
- You are responsible for any damage done to the dumpster (besides normal wear). The following is not considered normal wear: burn marks, machinery or vehicle damage, paint/graffiti, holes, dents, peeled decals, etc.
- You are responsible for the material and weight that any unauthorized person places in the dumpster while the dumpster is on your property.
- Material left outside the dumpster will not be picked up by the driver.
- PLEASE KEEP CHILDREN OUT OF, AND AWAY FROM, THE DUMPSTER.
- Big Boy Dumpsters LLC assumes NO LIABILITY for injuries sustained while in, on, around, or loading the dumpster.
- The customer agrees to these Terms and Conditions when payment is made prior to drop-off of the dumpster (no signature is required).
